| Function and Responsibility |
| As a staff member of University management and under the administrative supervision of the Director of Physical Plant, the Assistant Director is responsible for the efficient and effective operation of facilities maintenance, custodial operations, and the Norris Center complex, plant operations and maintenance. |

| Duties and Responsibilities |
Directly supervise the Manager of Custodial Operations and Manager of Ice Arena and Grounds; directly supervise, assign and schedule trades personnel; provide support as requested to assist the central heating plant.
Prepare and administer budgets for areas of responsibility; assist in the preparation of programs, cost estimates, budgets, surveys, reports, and construction specifications.
Establish and manage a preventative maintenance program for physical plant and maintain spare parts inventory for same; establish and manage a work order program; supervise and maintain a computerized system for campus work orders, preventative maintenance and other departmental system computer requirements.
Establish and manage all service contracts for physical plant.
Inspect all University facilities and develop a safety and maintenance plan for each; coordinate major renovation work with the Manager of Engineering Services; inspect grounds and equipment and recommend improvements in these areas.
Prepare specifications and bid documents for maintenance projects; provide field coordination for these projects.
Develop and recommend policies, procedures, and programs for operations and maintenance; including applicable health and safety programs.
Assist in the review of design documents, specifications, and plans in preparation of state work and University designed projects.
Provide adequate maintenance, performance, and operating records for building systems and the central heating plant.
Develop and maintain operating procedures for building systems.
Coordinate work of manufacturer’s service personnel engaged in building systems equipment installation and maintenance and other contractual services as directed.
Arrange, coordinate and provide training to staff.
Assume the duties of the director in the Director’s absence.
Perform related duties as assigned. |

| Qualifications |
| Bachelor's degree in engineering or related field, or equivalent combination of education and work experience in the maintenance and operation of building systems and central heating plants supporting a higher education or similar facility. Desire a minimum of five years supervisory experience in central heating plant operations. |

| Physical and Mental Demands |
| Adequate physical fitness to be able to sit and concentrate for long periods of time; use of gross motor skills to allow inspection of various University and area facilities and equipment; use of fine motor skills to operate computer; problem solving ability; ability to understand and work with numbers; ability to see, hear and speak with or without the use of aids to perform normal office tasks. |
