Title: Trades Supervisor
 
Function and Responsibility
Under administrative supervision from the Facilities Engineer, to supervise the University's skilled trades personnel, to maintain assigned facilities management systems, and assist the facilities management team with policies, procedures, budgets and other related duties.
 
Duties and Responsibilities
Operate and maintain the Energy Management System to provide optimal energy savings and customer comfort to the campus community by maintaining schedules and operations of HVAC, AC, AHU, Hot Water, Radiation, Pumps and related equipment and adjust set points and equipment perimeters for optimal performance.

Supervise upgrades and repairs to the EMS system and work with the Physical Plant Facilities Engineer to provide logs, records, and data and make recommendations for upgrades and energy saving projects.

Supervise, coordinate, plan, schedule, organize, direct work, and train skilled trades employees including Structural Mechanics, Maintenance Mechanics, HVAC Mechanic and Electrician.

Supervise and coordinate operations such as locksmith and keying, carpentry, painting, plumbing, machinery and equipment repair, heating, ventilation, air-conditioning, refrigeration, boilers and electrical systems.

Coordinate and manage a preventative and corrective maintenance program for physical plant.

Research and purchase parts for the Central Heating Plant, EMS, trades and utility systems.

Develop and recommend policies, procedures and programs for operations, maintenance, safety, emergencies, shutdowns, code and regulation changes and repairs and provide training to Physical Plant employees and students.

Supervise and maintain related operational budgets and recommend budget requests such as capital improvement, minor construction, equipment and machinery replacement and employee staffing.

 
Qualifications
Associates degree in Construction Technology, Engineering Technology or related field, or equivalent combination of education, certifications, or apprentice experience in the maintenance and operation of building systems. Must have a minimum of five years actual work experience supervising skilled facilities trades personnel. Must possess knowledge of standard construction methods, electrical code and regulations, fire codes and regulations, plumbing codes and regulations and knowledge of medium voltage (13.8k) distribution systems. Must be able to use a computer and software such as Banner, Word, Excel, TMA, JCI EMS and use the web to find parts and information. Must have a valid driver's license. Minimum of five years experience in the operation and maintenance of boiler plants and building systems and minimum of five years of supervisory experience in operation of building systems preferred.
 
Physical and Mental Demands
Adequate physical fitness to be able to sit and concentrate for long periods of time; use of gross motor skills to allow inspection of various University and area facilities and equipment; use of fine motor skills to operate computer; problem solving ability; ability to understand and work with numbers; ability to see, hear, and speak with or without the use of aids to perform normal office tasks, ability to establish priorities yet reevaluate priorities within a dynamic workplace environment.
